the feel of the property is amazing, we loved the patio just to sit and relax. Staff were friendly and very helpful, they called a cab for us and walked with us to show us where to catch it. thank you.

Fillipo was great. We forgot our passports in the room but had a cruise to catch, I whatsapped Fillipo and he answered straight away and arranged for a taxi to drop off the passports to the cruise terminal. It arrived well in time. It was a Sunday and not easy to get a taxi but Fillipo sorted it all out and we managed to catch the cruise. Great service and very kind of him.

The location in Dorsoduro is delightful - close to San Basilio, on a quiet little calle. Filippo was there when we needed him, but left us undisturbed so we could enjoy our week. Very helpful when it came to transporation as well.

The best hotel in Venice! Time to time I am visiting Venice and I have stayed in many places of different quality level, but this one is the best! Very creative atmosphere. Great emphasis on details. I felt like I am at home, but not at the hotel. The owners of the hotel are very nice people, good-natured and it is clear that they love their job very much, because I felt how they care about guests and concern for their business. The best location, in my opinion, in Venice. There is silence around, not a lot of tourists, very tasty restaurants and cafes nearby and the Zattere promenade. I am very glad that I was able to find a place where I can relax and feel the magical, creative atmosphere of this city as much as possible. if you want to feel the ultimate Venice experience- you should stay here! I am definitely recommend this place! See you next time! Thanks for your hospitality!

very friendly owners, nice designed rooms with an eye for details, perfectly located: not directly in the center but only a 15min walk to the place ‚san marco‘ and a walk through venice is almost a must for every visitor :)

The location was excellent. The room was clean and the internet connection was good. Very friendly staff.

My room was located in a building next to the hotel, sort of strange. The decor of the room was dark and odd.

Great calm location. Don't worry that you need to walk to the main spots. I think it is much better, than live in the crowd. Extremely nice staff. Beautiful room in the Venecian style.

In my opinion the price is a little high, but I was traveling during Carnival, so you would expect higher prices.

It was humid, the pillows didn’t smell good, I smelled the mold everywhere.

Great location

The two men running the place were not very friendly. WiFi didn’t work that well, kept going in and out and was very slow. The beds were not comfortable. The room was very basic but fine. Would not stay here again

Location is good

We booked the junior suite with garden number due. The room is small and the garden is microscopic and full of mosquitoes The carpets and general decor need to be replaced and the room needs redecorating. We paid € 180 for the room. One aspect which is not safe and secure is that all guests are asked to hang their room keys at the front desk which is often unmanned This means anyone who has access to the hotel can take your room key and enter your room. Usually on unmanned receptions , the keys are locked in an individual box where each guest has their own code to gain access to their key only
